Terms & Conditions

For Tenant

  1. For all your complaints/suggestions kindly call, Sms or WhatsApp on 9310395231, 9717352183 or write to us at [email protected] with your house details.
  2. It is mandatory to make your monthly rent cycle 7th to 7th of each month, kindly convert it before paying for Next month, if you’re not paying as above instruction.
  3. You can make your rent payment by Cheque, NEFT/Net Banking, in favour of A1 Design Construction pvt Ltd. The Bank details are as follows-     Vivek Khanna, HDFC Bank, Lajpat Nagar Branch, (A/c No. 50200031491638 ) IFS Code: HDFC0004479 (Please mention your name and house in remark).
  4. Rent and other dues payment shall be paid on time till the 7th day of the succeeding month (in between 1st to 7th).
  5. It is mandatory to deposit the Security Amount which is refundable within 3 working days after the vacation of the premises on proper notice & clearance of all dues.
  6. When the Tenants have a new phone number or change in Permanent address they must communicate this information to the Rent abode

Important Note:-

  1. Electricity charge for AC is Rs. 10/- per unit. AC charges will be shared between person occupying the room and not as per beds in room.
  2. Room heaters, Iron Press inside the house is not allowed and Rs 1000 penalty will be levied if any misuse case is reported. You have to take prior permission for Iron – monthly charge Rs 300, room heater – on meter basis (10/unit)
  3. Laundry is available on optional basis (Rs 400 per 60 clothes) and includes washing, detergent and soap only. Washing machine usage without payment is not allowed. Ironing is to be paid separately to laundry person. We will not be responsible for any missing clothes/damages and suggest you to not to give expensive clothes for washing in house.
  4. Food is available on optional basis, contact property manager for further specifications.

Booking confirmation by Owner

  • Tenants need to pay the Security deposit 4 days prior to Agreement start date and also submit  documents(as mentioned below) 4 days prior to the move-in date for verification by the Owner. The move-in date will be extended in the event any tenant fails to submit the required document within the above stipulated time.
  • Everyone is request to fill the TENANT VERIFICATION FORM and provide their ID proof(Aadhar card/Passport) and address proof with four passport size photographs at agreement time.
  • In case any tenant uploads invalid documents, Rent Abode may reject such invalid documents and extend the move-in date for resubmission of the valid documents by the tenant.

Notice Period & Minimum stay

  • Unless explicitly written in one’s agreement, there is an early termination charge that applies if the tenants vacates before completing 6 months of stay in all properties.
  • It is mandatory to give one month notice before vacating the house, notice should be in writing or mail to [email protected] , Verbal intimation is not accepted going forward.
  • If the tenant vacates accomodation before completing 6 months of stay, he/she will be required to pay as mentioned in rent agreement.

Deposit Payment Terms

  • Tenant needs to pay two months of rent as security deposit as mentioned in rent agreement.
  • Tenant is required to pay a part of the security deposit, as the token deposit, at the time of booking.
  • The remainder of Security deposit post booking needs to be paid prior to move in.
  • Security / token deposit can be paid either by cheque/cash/online.
  • Bed/Room will be automatically released and will be available for booking to others if any of the previous two conditions on Token/Security Deposit payment and Document upload is not complete.

Rent Start Date/Agreement Start Date

The rent will start from license start date/agreement start date, provided at the time of booking.

  • Tenant needs to schedule his move-in prior to actually moving into the house.
  • The agreement shall be delivered to the tenant after 3 days of move-in and before 7 working days of moving in.

Refund on cancellation

Cancellation before agreement start date.

*Your booking is confirmed in our system once the token amount is paid for the booking. Once confirmed, you won’t be able to cancel the booking. In case you wish to move out post moving in, token amount is not refundable.

Refund on move-out

  • The security deposit shall be refunded, after deduction depending on pending dues or damages to the property if any, within 7 bank working days from the day of move-out.
  • Any unpaid rent, utility payments will be deducted from the security deposit.
  • Tenant has to pay for damages,  in case there’s some damage to the property or it’s belongings.
  • Tenant need to ensure his presence on the scheduled move out date else the damages, if any, listed by the inspection team would be considered final.
  • Move out request can be canceled up to one day before scheduled Move Out date subject to availability and if the bed/room/house is not available, then the tenant can request for an internal transfer.

Safety and Security

  • In order to maintain a peaceful environment of the neighbourhood, nuisance or misconduct of any kind is unacceptable including but not limited to playing loud music beyond the permitted time limit, drinking/smoking in society corridors/ premises and consumption of illegal and banned substances are not allowed at the rented premise.
    • Internal issues/ fights among the tenants are better resolved among themsleves. Involvement of RentAbode is not beneficial and hence undesirable.
  • Rentabode is not responsible for the maintenance of any appliances that are fitted in the house, that the tenant has rented, although on-demand may provide maintenance service and the same will be charged to the tenant.
  • There will be tenant visits, maintenance drives and owner visits scheduled as and when necessary. During such occasions, tenants are requested to keep all belongings safe to avoid any confusion regarding the same. Rentabode will not be responsible for any theft that takes place.
